Advantages of Using an Estate Agent

When selling your property, it is important to consider the advantages of using an Estate Agent

Achieving the Right Pricing Level and Vetting Potential Buyers -

An Estate Agent has experience and knowledge of the local property market and is best placed to know what properties are likely to sell and at what price. They can also use their experience of buyers to separate the tyre kickers from the serious buyers. The Estate Agent will invariably have checked the ID of the buyer before agreeing to a viewing.

Navigating the Conveyancing Process and Negotiating -

The conveyancing process can be complex, confusing, drawn out and frustrating. One of the biggest issues that our experienced Conveyancers have is the speed of negotiation between seller and buyer. Under the Law Society Rules, a Conveyancer acting for a seller cannot approach the buyer directly (also the Conveyancer acting for the seller cannot contact the seller directly). This means that if for example there is an issue that needs to be solved quickly, the   Conveyancer acting for the seller, must rely on the buyer's Conveyancer to contact their client and then communicate their client's instructions to back to them.   This can cause delay as the buyers Conveyancer is not always available. An Estate Agent can contact the buyer directly and often are a real help in sorting out issues with the buyer at the time the issues arise without delay.

An Estate Agent will be experienced in negotiating with the buyer and will know the questions to ask and the information to provide they will also be more able to gauge the buyer’s interest in the property and judge what they will or will not accept.

Presentation

An Estate Agent will be able to use their experience in selling properties and of the local market to advise you on how best to present your property. Estate Agents will be best placed to know what will and will not sell what will be off putting and what will be attractive to a potential buyer.

Protecting the Inexperienced Seller

The Estate Agent will act as a buffer between you and the buyer and any one interested in the property. After consulting you, the Estate Agents will be able to directly answer any queries posed by the buyer without the buyer bothering you. They will also be able to handle any hassle, should the buyer become frustrated when for example, there is a delay in the conveyancing chain which prevents you from being able to proceed to exchange, and which is beyond your control.

The Estate Agent can also protect the inexperienced seller from being taken advantage of by an experience and less scrupulous buyer
